Selling Your Home in Navarro, Ellis & Freestone Counties: What to Expect

Selling a home comes down to three things: the right price, a home that shows well, and a smooth path from offer to closing. Here's what that looks like in Navarro, Ellis and Freestone Counties.

1. Price it from real closed sales

The best guide to your home's value is what similar homes actually sold for recently. I price homes using closed sales from the MLS and adjust for differences the way an appraiser would: size, age, condition, lot and acreage, and features like a shop, pool or waterfront. Rural and lake properties need a wider look, because fewer truly similar homes sell.

2. Get the home ready

  • Fix small things buyers will notice: leaky faucets, burned-out bulbs, sticking doors.
  • Declutter and deep-clean. Buyers judge a home by its photos first.
  • Tidy the yard and entry. First impressions start at the curb.
  • Gather paperwork: survey, utility info, septic or well records, HOA details and any warranties.

3. Disclosures

Texas sellers of most resale homes provide a Seller's Disclosure Notice describing what they know about the property's condition. Fill it out honestly and completely. It protects you and helps buyers feel confident.

4. Marketing

Your listing goes into the MLS, which feeds the major home search sites, with professional photos and a description that answers buyers' questions up front. For lake and land listings, details like water, septic, restrictions and TRWD dock permits matter as much as the photos.

5. Offers and the option period

When an offer comes in, look beyond the price: financing type, earnest money, option period length, closing date and any repairs or seller-paid costs. During the option period the buyer inspects the home and may ask for repairs or a price change.

6. Appraisal and closing

If the buyer is financing, the lender orders an appraisal. A financed sale typically closes in about 30 days. At closing, the title company pays off your mortgage and sends you your proceeds.

Selling a higher-end home

Luxury, lake and acreage homes often take longer to sell and draw buyers from Dallas–Fort Worth and beyond. Strong photos, detailed property information and accurate pricing from the start matter even more.
