VA Home Loans in Navarro, Ellis & Freestone Counties: A Guide for Veterans
VA-backed home loans are a valuable benefit for veterans, service members and eligible surviving spouses. Here's how they work if you're buying around Corsicana, Waxahachie or Fairfield.
Key benefits
- No down payment in many cases, as long as the sales price isn't higher than the home's appraised value.
- No private mortgage insurance (PMI).
- A one-time VA funding fee, which some borrowers are exempt from. Your lender can tell you whether it applies to you.
Getting started
- Request your Certificate of Eligibility (COE). Many lenders can pull it for you.
- Get pre-approved with a lender experienced in VA loans.
- Shop for homes in your price range.
- Make an offer with VA financing noted in the contract.
What you can buy
VA purchase loans can be used for a home you'll live in as your primary residence. According to VA, eligible properties include single-family homes and multi-unit homes up to four units, condos in VA-approved projects, manufactured homes and lots, and new construction.
The VA appraisal
VA loans require a VA appraisal, which checks the home's value and that it meets VA's minimum property requirements. On rural properties, ask your lender early how well water, septic and road access will be handled.
