Navarro, Ellis, Freestone & Henderson County Housing Market Update: November 2026
Here's where the housing market stands across Navarro, Ellis, Freestone and Henderson Counties heading into November 2026. These numbers come from the NTREIS MLS and cover residential sales that closed from August 1 through October 31, 2026, compared with the same three months in 2025. Active listing counts are as of October 31.
The Big Picture
- Fewer homes are selling than last fall. Closed sales were down in all four counties compared with August through October 2025.
- Prices are holding up. Median sale prices were higher than a year ago in every county.
- Buyers have more to choose from. Outside of Ellis County, there are roughly 8 to 10 months of inventory on the market, which leans toward a buyer's market.
- Homes are taking a little longer to sell in Navarro, Freestone and Henderson Counties.
County-by-County Numbers
| County | Median Sale Price | Change vs. 2025 | Homes Sold (3 mo.) | Median Days on Market | Active Listings | Months of Inventory |
|---|---|---|---|---|---|---|
| Navarro | $277,500 | +9% | 90 | 69 | 313 | 10.4 |
| Ellis | $425,000 | +5% | 810 | 56 | 1,451 | 5.4 |

| Henderson | $313,950 | +9% | 246 | 91 | 807 | 9.8 |
Months of inventory = active listings divided by the average number of homes sold per month over the last three months. Around 6 months is usually considered balanced.
Navarro County
Navarro County had 90 closed sales from August through October, down from 150 during the same months last year. The median sale price rose to $277,500 from about $253,500, and price per square foot held steady at about $158. With 313 active listings, there are just over 10 months of inventory, so buyers in Corsicana, Kerens, Rice and the surrounding towns have room to compare homes and negotiate. Homes sold in a median of 69 days, up from 60.
Ellis County
Ellis County is still the busiest market of the four, with 810 closed sales over the three months, compared with 945 last year. The median price rose about 5% to $425,000, and homes sold faster than last fall, in a median of 56 days compared with 69. At 5.4 months of inventory, Ellis County is close to a balanced market. In Waxahachie, Midlothian, Ennis and Red Oak, well-priced homes are still moving.
Freestone County
Freestone County had 42 closed sales, compared with 51 last year. The median sale price jumped to $298,950, but with a small number of sales, a few higher-priced homes, including lake property near Richland Chambers, can move the median a lot. Price per square foot rose to about $168 from $126. There are 115 active listings, or about 8 months of inventory. Read our Richland Chambers Lake guide if you're looking at the lake.
Henderson County
Henderson County sales were nearly flat, with 246 closings compared with 254 last year. The median price rose about 9% to $313,950. Homes are taking longer to sell, with a median of 91 days on market, up from 77, and there are 807 active listings, or almost 10 months of inventory. Much of this activity is around Cedar Creek Lake. What This Means for Buyers
- With more homes for sale, you have time to compare and may have room to negotiate on price, repairs or closing costs.
- Homes that have been on the market for a while may be more open to offers.
- Get pre-approved before you start, so you can move quickly on the right home.
- Research property taxes, flood zones, utilities and HOA rules for any home you're considering. Our home buying guide walks through the process.
What This Means for Sellers
- With buyers taking their time, pricing matters. Homes priced right from the start tend to sell faster and for closer to list price.
- Buyers have options, so condition, photos and presentation make a real difference.
- Be ready for buyers to ask for repairs or help with closing costs.

About These Numbers
Data is from the NTREIS MLS for residential property in Navarro, Ellis, Freestone and Henderson Counties. Sales that close but aren't entered right away can shift the late-October numbers slightly. Every town, subdivision and price range moves a little differently, so county numbers won't match every neighborhood.
